1. What is the source of PropertyAdvisor.my's data?
The source of data on PropertyAdvisor.my is from the Valuation and Property Services department (JPPH), which is under the purview of Ministry of Finance Malaysia.
2. What is the data coverage of PropertyAdvisor.my?
We cover first transfer and sub-sale transactions that occurred over the last 10 years which stamp duty has been duly paid. We are proud to house data that span over millions of property transactions and also data prior to the year 2000.
3. What makes PropertyAdvisor different than the other transactions checking company?
Our data are more comprehensive than any of our competitors can offer in the market and we strive to provide the latest data to you. We do not manipulate the data and we are transparent. Our experience and technology allow us to standardize data, creating quality result for our clients.
4. How frequent do we update our database?
Our database are updated every month. A transaction is captured upon stamp duties being paid instead of date of Sales and Purchase Agreement signed. There is a time gap between sales of property and registration to JPPH system. Hence it will take up few months for a new transaction to be reflected on PropertyAdvisor.
5. Does PropertyAdvisor filter or edit the data from JPPH?
We do not manipulate nor edit the data. What distinguishes us is our data cleansing and data enrichment methodology. We also do standardization on the data to make it more meaningful to our customers. We only omit data that is:-
a) Older than year 2008 and
b) Transaction price that has no value (zero)
